TAX APPEAL PROCEEDINGS

Appeals against your assessment must be filed on or before April 1. Can you file the appeal yourself? Yes you can. Once the appeal is filed however, you should have an expert (an appraiser) to develop value and to testify. You will have to pay an appraisal fee plus an hourly rate for court room time. That may sound onerous, however if you get a reduction in your assessment, that reduction will continue until a revaluation is done. Be aware, it’s the assessment you will be appealing, not the taxes.  If the assessment is $1,000,000 or greater, you can file directly into the tax court. An attorney is recommended, however, if you do not have an attorney, I will make arrangements to have one for you. The attorney will usually work on a contingent fee.

Think you are over assessed, call me (908) 354 4494, lets be sure you are not paying more than your fair share of taxes.

I am a retired tax assessor; I have been an appraiser for the past 35 years. I have represented various municipalities as an expert witness for 25 of those 35 years. I am thoroughly familiar with the process. That does not mean I’m a winner. It only means we will not make any procedural mistakes along the way. Give me a call, we’ll discuss your property, I will advise you if you have a case. We can then proceed from there.
