Consultations on charges at the State Board of Real Estate Appraisers, or on charges against your E&O Insurance. Often times, a client will make a claim against you because of a mortgage they made and has since gone belly up. The weakest link in the chain is the real estate appraiser. After all, the bank would not have made the mortgage if you, the appraiser didn't tell them it was worth it. Remember, the bank will loan on the lesser of the appraised value or the sale price. If you are dealing with a refinance however, they will probably loan on your appraised value. You have errors and omission insurance so not to worry. You should understand, if you are being sued, the attorney will be provided by your carrier because the attorney is representing the carrier. NOT YOU! You may need someone to take a good look at the report, to advise you on court room demeanor etc.; whatever, even if its just to get a real impartial opinion or to alert you to possible mistakes in the report.. Information like that will prepare  you for testimony.
